Advice on Picking a Real Estate Agent

The ideal agent is not always the one with the most sales under his or her belt, or the most years on the job. The ideal agent is one who listens to you, is easy to get along with, and has the tools and skills to address your unique situation.

Every home buyer is different. Some have credit issues. Some are buying from out of the country. Some need help selling their current home in addition to buying a new one.

Just as buyers have different needs, real estate agents have different skills and specialties.

Here’s how to find the agent who’s right for you:

1. Talk to multiple agents.

I once saw a statistic that 84% of home buyers choose the first real estate agent they contact. This means one of two things. Either most people are choosing wisely the first time, or they’re just rushing into things without shopping around. Probably, a little of both.

You don’t have to exhaust yourself interviewing agent after agent, but at least talk with two or three to see who you’re most comfortable with (which leads to the next point).

2. Ask friends and family for agent referrals.

Nobody knows you as well as your friends and family do. So they’re often in the best position to recommend an agent who is well-suited for your needs. You can also trust a referral from friends or family more than one that comes from a stranger.

3. Ask how they hunt.

When deciding on a real estate agent, ask how they search for homes. Some agents have their own preferred listings that they favor. But you want what’s best for you, not what’s best for your agent. You’re paying them, right? So make sure the agent is willing to search high and low to find the best home for you. That includes using the Multiple Listing Service (MLS) as well as their own personal network.

4. Consider the vibe factor.

Professional expertise is an important criterion when choosing a real estate agent. But interpersonal skills are equally important. After all, you’ll be working with this person anywhere from 2 to 12 months, so it helps to get along with them. We all have unique personalities, and that’s the way it should be. But when working with someone professionally, it helps if their personality “meshes” well with your own.

5. Read paperwork carefully.

This advice is heavily used for a reason. It’s critical that you examine all documents during the home buying process, and that includes your agent agreement. At some point during the relationship, your agent will probably ask you to sign an agent agreement.

Basically, it just means that if the agent shows you a particular property, your purchase of the property should be credited to that agent. In most cases it’s a simple, just be sure to read it carefully and ask questions.

Whether you are looking to buy a home for living in or whether are looking to just invest in real estate, you will need to get hold of real estate listings as the first thing. Internet and newspapers are the most common ways of getting real estate listings.

With internet gaining popularity, internet real estate listings have become one of the easiest ways of checking out the real estate listings.

Though the traditional method of looking for real estate listings (through newspapers) is still one of the most used methods, it is a very time consuming one. You have to read through various listings and sort out the ones that seem more suitable to you (and possibly write down the phone numbers and contact details on a piece of paper) and then call up the owners/brokers to fix an appointment for viewing the property (which may turn out to be totally disgusting in the end).

So, if you have been using only the newspaper as your source of real estate listing information, you might end up getting stale information. You might lose out on a deal that was out on internet, say 2 days before.

As such, making the first offer can make a big difference when it comes to real estate.

Further, you don’t need to go through all the real estate listings in order to determine the listings that look suitable to you. You can specify various search criteria/ filters in order to get only those real estate listings that you really want to look into. This is a big advantage when compared with newspapers where listings are generally classified just on the basis of location of the property.

Thus, you can save a lot of time here by browsing only through the real estate listings that are of interest to you. Moreover, there is no need to note phone numbers etc; you can just take printouts of the listings you want.

Some websites also provide tools/ facilities to track those real estate listings. You could even contact the sellers by sending a message through the website (some websites provide such email type of facility).

Another important benefit from real estate listings on internet is that some of them also contain images of the property. So you can have a look at the images and see if you like the property at all.

So, real estate listings on the internet do seem to offer a lot of convenience. However, internet or newspaper is really a matter of personal choice too.

10 Things You Should Know When Buying Real Estate Properties in the Philippines

1. Deal only with a licensed real estate broker who will have the authority to sell. With utmost honesty and integrity, a licensed broker will be familiar with the properties which he undertakes to sell. He has a working knowledge of land economics, real estate market, legal provision affecting real estate, reading ordinary maps and plans, financing practices in real estate transactions, basic features of land and building construction and the working knowledge of government offices concerned in real estate.

2. Buy properties developed by a reputable company, experienced in real estate development and with very strong financial position. You should look at the people behind the company and the properties they have built. This is an assurance that the property will be turned-over after a definite period of time as stated in the contract (after you made your last payment if you got it on installment).
I was a victim myself when I bought a townhouse in Baguio from an unknown developer. It was on installment payable in four years without any interest. It was clearly stated in the contract that the property will be awarded within 60 days after completion of the last payment. The property was 70% finished when the last payment was made in July 2006 just in time for the developer to request for corporate rehabilitation. To date, the case is still under the jurisdiction of the court with nothing on sight on when said property would be finished and awarded to me.

3. Location is also one factor, you should consider when buying a property for investment since you would always want an area with a good appreciation rate. A good appreciation rate is 20% per annum so that the value of the property will be doubled in 5 years time. This is if you are considering the property for investment. One of the better properties in terms of investment in the Philippines is in the big business districts such as Bonifacio Global City.

4. The value of the property is determined by dividing the net operating income (NOI) by market capitalization rate so you should consider this factor when buying existing properties. The net operating income is the sum of money you will earn from a property, say by leasing it, less all expenses. The capitalization rate is the net operating income divided by the purchase price of the property.

5. When buying big existing properties, you also need consult a real estate assessor in order to determine the price at which the real estate properties will likely sell in a competitive market.

6. Always beware of fake titles. Copy of the Transfer Certificate of Title preferably certified by the Register of Deeds in the municipality where the property is located. If you’re buying from Las Piñas, then visit the city hall and it will most likely be there. It should be valid and without any defects. It should be free from any liens or encumbrances and annotations. Together with the TCT, the lot plan prepared by the licensed Geodetic Engineer and verified by the Department of Natural Resources (DENR) as well as the copy of tax declaration.

7. Be on the look out for amenities or features such as clubhouse with function halls, fitness gym, swimming pool, children play are, basketball court, badminton and tennis courts and convenience store, wide roads, 24-hr security, fence, electricity and water supply, shuttle service, where the properties are located if it is within a subdivision. Some subdivisions have their churches, schools, stores outside of the church so as to allow more privacy for the residents.

8. Deal only with reputable banking and financial institutions if you intend to borrow money to finance your purchase of properties. Be sure you get the best rate of interest and payment terms.

9. Make an actual site inspection of the property to remove any doubt you may have or get encouraged by the development undertaken in a particular area.

10. Foreigners are not allowed to buy properties here in the Philippines – except for condominium units which are plenty in the city.

How to Become a Real Estate Broker in the Philippines

Complete the necessary credits to obtain a Real Estate Broker License. You must have 144 units (credits) of college education or obtain 72 units if you have already been a licensed real estate salesperson for four years. You will also need a report of rating for the Licensed Real Estate Broker examination, which a simple report is showing whether you passed or failed the exam and what your final score is.

Apply for a Real Estate Broker’s License at the Department of Trade and Industry-National Capital Region. Fill out an application form with four 1×1 pictures. You will need clearance from the Regional Trial Court, National Bureau of Investigation or the City or Municipal Clerk of Court. Applicants must reside or hold office for one year to the date of application. You will need to show proof of education or 72 units (credits) with four years’ experience as a licensed salesman. You will need a surety bond to protect you, the broker, against loss in case the terms of a contract are not filled and the broker’s company assumes liability for nonperformance (see Resources). New brokers must pay the necessary fees for a Department of Trade and Industry License, as well as for Housing and Land Use Regulatory Board registration fees (see Resources).
